Home Selling Tips Elizabeth Davis May 3, 2026
Lighting has a bigger impact on how your home feels than most people realize. It can make a space feel warm, clean, and inviting…or it can make everything look slightly off, like something isn’t right and you can’t quite figure out why.
I learned this the hard way in my own kitchen.
I had my cabinets painted and was so excited! You know that feeling where you’re already picturing the “after” and thinking this is going to look amazing? That was me!! And then it was done…and I stood there staring at them thinking, “wait…why do I not love this?”
The color looked wrong. Not terrible, just…off. Way off. A little dull. A little flat. Maye even green. Definitely not what I had in mind when I spent the money. For a solid 24 hours I questioned everything. The color choice, the decision, my life choices in general.
It wasn’t the cabinets.
It was the lighting.
Once I changed the lighting, it was like a completely different kitchen. The color warmed up, the cabinets looked cleaner, and suddenly it looked exactly how I thought it would all along. Same paint. Same cabinets. Completely different result!
That’s how powerful lighting is, and it’s why it matters so much when you’re selling your home.
Natural light is always your best friend. Open every blind, pull back every curtain, and let the light in. A bright room automatically feels larger, cleaner, and more inviting. It just does. Buyers don’t walk into a bright space and say, “this feels too open.”
Artificial lighting is where things tend to go wrong. Those super bright, cool-toned bulbs that give off that slightly blue glow might seem crisp, but they can make your home feel cold and uninviting. It’s giving hospital…not home. On the other end, dim lighting can make a space feel smaller and a little tired, like it’s trying too hard to be cozy and missing the mark.
Warm, soft white lighting is usually the safest choice. It makes everything feel more comfortable and shows your finishes the way they’re actually supposed to look. Paint colors, cabinets, flooring—they all look better under the right light. Clearly, I learned that the hard way.
Layering light is another thing that makes a bigger difference than people expect. If your entire room is relying on one overhead fixture, it’s probably not doing you any favors. Adding a lamp or two, maybe some under-cabinet lighting in the kitchen, helps eliminate dark corners and creates a more balanced, finished feel. It’s subtle, but it works.
Light fixtures themselves matter too. You don’t need anything over the top, but outdated fixtures can quietly drag down a space. Swapping them out for something simple and clean is one of the easiest ways to make a home feel more current without spending a lot of money.
And then there are the areas where lighting really gets judged. Kitchens, bathrooms, and hallways. These spaces need to feel bright and functional. If a buyer walks into a dim bathroom or a shadowy hallway, they notice immediately. It may not be the thing they talk about out loud, but it sticks with them.
At the end of the day, lighting can either highlight everything you’ve done right…or make perfectly good choices look questionable. I can personally confirm that.
So before you start repainting, replacing, or rethinking everything in your home, take a hard look at your lighting. You might not need new cabinets. You might just need to stop using those bulbs you grabbed five years ago and never thought about again.
If you’re getting ready to sell and something just feels a little off, I’m always happy to take a look and give you honest feedback. Sometimes it’s a big change. Sometimes it’s a light bulb. Literally!!
