Home Seller Elizabeth Davis October 25, 2026
Buyer feedback isn’t always easy to hear, but it can give us valuable information about what buyers are seeing — and what we may need to change.
When your home hits the market and the showings start coming in, that is encouraging. Buyers have seen the photos, read the description and decided your home is worth seeing in person.
But when several buyers come through the door and no offers follow, I want to understand why.
As your listing agent, I will actively pursue feedback from the agents who show your home. I don't want my sellers sitting there wondering what buyers thought or why they chose another property. We won't get a detailed response from every showing, but I will make the effort to get the information we need!
ASK BETTER QUESTIONS
“Did your buyer like the house?” doesn't tell us much.
I want to know how your home compared with the others they toured. Did the floor plan work? Was there a condition concern? Did they feel the price was appropriate? Was there another home they preferred — and why?
Sometimes that follow-up can even uncover continued interest or a concern we may be able to address.
LOOK FOR PATTERNS
One buyer may dislike a paint color. Another may want a bigger backyard. We don't need to react to every personal preference.
Repeated comments are different.
If several buyers mention the same repair, the same room or the same concern about price, we need to talk about it.
One comment is an opinion. Repeated feedback is information.
SEPARATE WHAT WE CAN CHANGE FROM WHAT WE CAN'T
Furniture placement, clutter, landscaping, lighting and unfinished repairs may have practical solutions.
Lot size, location and floor plan are different. We can't change them, but we can make sure the home's other strengths are being presented well and that the price reflects how buyers are comparing it with the competition.
Before spending money trying to fix a problem, let's make sure we're solving the right one.
If presentation may be part of the issue, my checklist for preparing your home for professional real estate photography is a good place to start.
LOOK AT THE COMPETITION AGAIN
The market doesn't stand still after your home is listed.
New properties come on the market. Other sellers reduce their prices. Competing homes go under contract.
If we're getting showings but not offers, I want to look at what buyers are choosing instead. That gives us context for the feedback we're receiving and helps us decide whether the issue is presentation, condition, competition or price.

MAKE A DELIBERATE ADJUSTMENT
Sometimes the answer is better presentation. Sometimes there is a repair worth making. And sometimes we need to have a conversation about price.
I don't believe in making changes simply because everyone is frustrated. I would rather look at the feedback, study the competition and explain our options before deciding on the next move.
YOU SHOULDN'T HAVE TO WONDER WHAT'S HAPPENING
Selling a home involves a lot of preparation. You clean, straighten up, leave for the showing — sometimes taking kids and pets with you — and then wait to hear what happened.
You deserve communication afterward.
As your listing agent, I will make sure we're requesting feedback, following up, watching the competition and discussing what we're learning along the way. I can't make every buyer's agent respond, but I can make sure we ask.
After more than 25 years in real estate, I've learned that the market usually gives us information. Our job is to pay attention to it and use it wisely.
